Quick answer

Immergas 27 means the boiler is overheating because water is not circulating properly through the primary circuit. Check the gauge reads 1 to 1.2 bar when cold and that no heating valves are closed.

Safety first

Stop and check this first

  • If you smell gas: Immergas says to close the meter or main gas tap and, if you can, the boiler's gas tap, open doors and windows, use no naked flames, do not smoke and do not touch switches, sockets, doorbells or phones. Leave the home and call your gas distributor's emergency number from the street.
  • Do not open the boiler to free the pump: Immergas describes that step in the installer section and tells the user not to open or tamper with the appliance. In Stand-by and Off it is still live.

Safe checks you can perform

  • Pressure gauge reading when cold
  • Radiator valves and shut-off valves
  • Fault list in the information menu
  • Bleeding and pump check by the technician

Leave these tasks to a qualified professional

  • Do not attempt this professional task: Bleeding the pump and the system
  • Do not attempt this professional task: Speed, flow and bypass
  • Do not attempt this professional task: Freeing the pump and reading its signals

What a technician must be able to justify

Technician visit

These are the steps they must carry out and show you. Tick them as they work: if steps are skipped, do not accept a part swap.

These are not instructions for opening or handling the equipment yourself. They are the checks that should support a technical conclusion.

  1. Bleeding the pump and the system

What they doThe technician bleeds the pump and the heating circuit and checks that the air vent cap opens properly.

They must show youthe air coming out and the final pressure.

In writingthat the system was bled and the cold pressure.

  2. Speed, flow and bypass

What they doReads the pump speed (d 1.2) and flow (d 1.4) in the information menu, and checks the bypass setting and that the speed does not go below the minimum.

They must show youthe speed and flow read.

In writingthe settings before and after.

  3. Freeing the pump and reading its signals

What they doLooks at the pump alarm, which turns red with a blocked rotor, low supply voltage or an electrical fault, and carefully frees the shaft with the screw in the pump head if needed.

They must show youthe pump alarm and the pump turning.

In writingthe state of the pump and what was done.

Before accepting a part or repair

Nothing has been shown yet. Do not accept a part swap based on the code alone.

Follow these steps

Note: Follow the documented order. An error code identifies the affected system, but it does not prove by itself which part has failed.

  1. Pressure gauge reading when cold

    No special tools

    Who:
    you.
    How:
with the system cold, look at the needle of the gauge on the boiler front. Immergas asks for 1 to 1.2 bar. If it reads below 1 bar, top up with the tap underneath and close it when done.
    Result that matters:
whether the system is short of water.
If it read below 1 bar:
Immergas lists lack of water among the causes of overheating; note how much you added.
If it gets close to 3 bar:
the safety valve may open; do not add more and tell the technician.
    Evidence to keep:
a photo of the gauge before and after.

  2. Radiator valves and shut-off valves

    No special tools

    Who:
    you.
    How:
go round the home and check that the radiator valves and any visible heating shut-off valves are open, without opening the boiler.
    Result that matters:
whether the water has somewhere to circulate.
    If valves were closed:
open them; the boiler should start again on its own if this was the cause.
    If everything was open:
air and the pump remain, which the technician checks.
    Evidence to keep:
a note of which valves were closed.

  3. Fault list in the information menu

    No special tools

    Who:
    you.
    How:
press the information button for at least 1 second, step to d 0.9 and open the list of the last five faults.
    Result that matters:
whether 27 repeats and whether it appears with 60 or 61, which Immergas uses for a blocked pump or air in the pump.
If it appears with 60 or 61:
tell the technician; it points to the pump.
If 27 appears once and does not return:
note the date and time and keep an eye on it.
    Evidence to keep:
a photo of the fault list.

  4. Bleeding and pump check by the technician

    Tools required

    Who:
    technician from an authorised company.
    How:
bleeds the pump and the system, checks the air vent and, if the pump is blocked, frees it with the screw in the centre of the pump head.
    Result that matters:
whether air comes out, whether the pump turns and whether water circulates again.
If air comes out or the pump was blocked:
the cause is confirmed and corrected.
If all is fine and 27 returns:
checks the bypass and the pump speed.
    Evidence to keep:
a job sheet with the findings and the final cold pressure.

Immergas tells the user not to open or tamper with the appliance and not to attempt any repair. The pump is inside, next to live parts.

What it means

On the Victrix Omnia V2, code 27 is insufficient circulation: the boiler overheats because not enough water circulates through the primary circuit. Immergas gives two causes: low circulation in the system, from a closed shut-off valve in the heating circuit or from air that has not been bled, and a blocked pump, which has to be started again. The boiler restarts on its own once normal conditions return, without pressing Reset. If the code persists, Immergas says to call an authorised company.

Symptoms and causes

Probable causes · in order

  • Closed shut-off valve in the heatingCommon

Fits if 27 appears after closing radiators or a zone valve, or after building work. Immergas asks for a check that no shut-off valve in the heating circuit is closed.

  • Air in the systemPossible

Fits if you hear water noise or bubbling, or if the system was refilled recently. Immergas asks for the system to be completely free of air, that is, bled.

  • Blocked pumpPossible

Fits if 27 appears after the heating has not been used for a long time. Immergas says that after a long idle period the pump may be blocked and has to be started.
